FAQ
Straight answers.
No guaranteed rates, approvals, or calendars — just a clear conversation.
Are you a broker or a lender?
Both. Forte Financial is a licensed mortgage broker and a licensed mortgage lender. We can shop a loan with third-party investors or fund it ourselves, depending on the loan and where we are licensed. In New York we are a Registered Mortgage Broker (RMB-208870).
Am I ready to buy?
A lot of renters already qualify and have been told they need a huge down payment or a perfect score. That is often not true. There are low-down and some limited zero-down structures (VA, USDA, certain assistance) when the file and property fit. We will run it before you spend a Saturday at open houses.
Does my credit score matter?
Yes. A 740+ score generally prices conventional better. Extra down payment or equity can offset a lower score. Some programs may consider scores under 600. That is not a promise of an “excellent rate” on a thin file — it is a reason to have the conversation instead of assuming you are done.
What is pre-qualification?
A letter, based on the information you give us, that sellers often want with an offer. It is not an underwriting approval and not a commitment to lend. There is no cost for a pre-qualification conversation with us.
What is PMI?
Private mortgage insurance. On most conventional loans with less than 20% down, it protects the lender. Some programs (including certain bank-statement, piggyback, or lender-paid structures) can reduce or avoid monthly PMI. FHA uses mortgage insurance with its own rules. Ask; do not assume.
What kind of loan should I get?
Depends on occupancy, income type, property, and how long you will keep it. Self-employed files often belong on bank-statement / Non-QM. Rentals often belong on DSCR. First-time buyers often belong on FHA or conventional with assistance. We will match the product to the file — occupancy, income type, and how long you plan to keep the home.
What happens at closing?
Your loan officer walks the numbers before you sit down. Closing timelines depend on title, appraisal (if any), HOA, and underwriting.
Do you guarantee a rate, approval, or closing date?
No. Rates, terms, and availability change. Nothing on this site is a commitment to lend, a guarantee of approval, a guaranteed rate, or a guaranteed closing timeline.
We are happy to talk it through.
