Found the next rental or short-term rental? DSCR (debt-service coverage ratio) loans size the mortgage off the property’s income versus the proposed housing payment. You typically do not provide employment information, W-2s, or tax returns for the qualification itself.

What these programs can do

• Finance rentals, including Airbnb and VRBO style properties, when the cash flow and property type fit.
• Loan amounts based on DSCR, with investor guidelines that have allowed amounts up to about $1.5 million.
• Financing on multiple properties — including files that contemplate up to 10 financed properties, and closing more than one loan at a time when the investor allows it.
• Non-warrantable condos and condotels, and 5- to 8-unit rental properties, when they meet the overlay.
• The number of properties you already own is not always a knock-out the way it is on a conventional file.
