VA, USDA, and 203(k) renovation.

Useful tools when the borrower and the property actually fit.

VA

For eligible veterans, active-duty service members, and some surviving spouses. VA purchase loans can allow $0 down when entitlement and property conditions line up. Funding fee, occupancy, and residual-income rules still apply.

USDA

For eligible rural and some suburban properties, USDA can also allow $0 down. Income limits and a USDA-eligible address are the gates. Plenty of towns around the edges of Fairfield County and upstate are not the “farm” people picture — we check the map before we talk you into it.

FHA 203(k)

A 203(k) rolls purchase (or refinance) and renovation into one FHA loan, so you are not stacking a personal loan on top of a mortgage to fix the kitchen. Limited 203(k) covers lighter work; standard 203(k) is for heavier rehab. Contractor, budget, and after-repaired value all get underwritten.

Eligibility is set by VA, USDA, and FHA guidelines plus investor overlays. Not a guaranteed approval or $0-down promise on every file.

Watch how it works: a VA benefit many veterans do not know about.
