First-time buyers
Your first house should feel exciting.
FHA and other low-down programs exist so a 20% down payment is not the only door.
Buying the first house is exciting and, yes, stressful. We help first-time buyers figure out the down payment, the credit picture, and which program actually fits — FHA, conventional, VA, USDA, or a local assistance overlay.
FHA, plainly
FHA purchase loans can allow as little as 3.5% down. FHA guidelines have also allowed some borrowers with credit scores around 580, depending on the rest of the file. That is a guideline, not a guaranteed approval, and overlays can be tighter.
Down payment help
We can walk you through down payment assistance and seller-credit structures when the property, occupancy, and program allow it. Some purchase scenarios close with little cash to the table.
We are a licensed lender and a licensed broker. We originate FHA, and someone in Ridgefield will sit with you and actually run the numbers.
Credit, income, occupancy, and property conditions all matter. Pre-qualification is not a commitment to lend.
