HELOCs that can close in ~7 days — often with no appraisal.
HELOCs can close in as little as 7 days, often with no appraisal. That is the product design — not a guarantee on every file.

Talk to us about a HELOC
~7-day HELOC capability is how this product is built — not a promise on every file. Call for today’s terms, or start an application.
- Ask for a HELOC that can move fast / often no appraisal.
- Primary, vacation, and some investment properties — subject to guidelines.
- Call (475) 215-5401 for today’s rate; we do not post stale intro APRs as current.
Licensed lender and broker. No rate, approval, or timeline guarantees.
For a lot of homeowners, some of the most useful money they will ever use is sitting in the house. A home equity line of credit lets you draw what you need during the draw period and pay interest on what you actually borrow. People use it to fund major purchases, consolidate higher-rate debt, pay tuition, or cover a wedding without raiding savings.

Typical structure (subject to change)
- Primary residence or vacation home: lines have been offered up to 80% of appraised value minus the first mortgage, or $700,000, whichever is lower.
- Investment property: up to 65% of value minus the first mortgage, or $700,000, whichever is lower.
- Draw period: commonly 10 years.
- Property types: 1- to 4-family homes, 1-family vacation homes and condos, and co-ops. Investor co-ops are generally not eligible.
- Some files close without a full appraisal. Some do not. “Often with no appraisal” is experience, not a promise.
Application, origination, and annual fees are often $0 on this product. “No closing costs” in advertising has historically come with a footnote: costs can include up to 1% of the line plus an administration fee. Ask us what applies to your line before you sign.
HELOCs are usually variable-rate after any intro period, secured by the property, and subject to credit approval. Rate caps and margins vary. This is not a guaranteed rate, approval, or 7-day close.
