Bank statement loan requirements for the self-employed

What underwriters typically ask for, and how to prepare.

By James Forte, NMLS 16443 · Updated October 13, 2026

Short answer: Typically 12 or 24 months of personal or business bank statements, about two years of self-employment, proof the business exists, acceptable credit, a down payment, and reserves. Exact requirements vary by program and are subject to underwriting.

The typical checklist

  • Statements: 12 or 24 consecutive months, every page, for each account counted.
  • Self-employment history: often two years. Some programs allow less with prior same-line experience.
  • Business verification: a CPA or tax-preparer letter, a business license, or a website or listing, depending on the program.
  • Expense method: business statements usually use a fixed expense factor or a third-party expense letter.
  • Credit, down payment, and reserves: stronger numbers usually mean better terms.

Personal vs. business statements

Personal statements usually count eligible deposits at full value. Business statements count deposits minus an expense factor. If business income is transferred to a personal account, personal statements can sometimes show more qualifying income.

Common snags

  • Large deposits that are not explained (transfers between your own accounts, loans, or one-time sales)
  • Non-sufficient-funds charges or overdrafts
  • Commingled personal and business spending
  • Declining deposits over the period
