Using home equity in Massachusetts

Massachusetts homeowners hold some of the most equity in the country, and many are staying put. A home equity line of credit lets you draw what you need during the draw period and pay interest only on what you use, while keeping your first mortgage in place.

This HELOC product is built to close in as little as 7 days, often with no appraisal. That is how the product is designed, not a guarantee on every file.

How it works

  1. Apply. Online or by phone.
  2. Value. Many files use an automated valuation instead of a full appraisal. Some still need one.
  3. Approve and close. Credit, income, and title are reviewed and the line is recorded behind your first mortgage.
  4. Draw. Use funds as needed during the draw period, commonly 10 years.

Typical structure (subject to change): up to 80% of value minus the first mortgage on a primary or vacation home, or $700,000, whichever is lower; investment properties have been lower, around 65%. Rates are usually variable. Call for today’s terms.

How Massachusetts homeowners use a line

  • Building an accessory dwelling unit (ADU)
  • Renovating instead of trading a lower first-mortgage rate for a higher one
  • College costs
  • Consolidating debt

Massachusetts details

Massachusetts’ 2024 housing law allows accessory dwelling units by right in many single-family zones, subject to local rules. A HELOC is one way homeowners pay for an ADU without refinancing the first mortgage. Check local permitting first.

Who it fits

Owners with meaningful equity, a first mortgage they want to keep, and a need that comes in stages or is uncertain in size. If you need a lump sum or have no first mortgage, a fixed home-equity loan or a refinance may compare better, and we can run both. In Massachusetts, Forte Financial works as a licensed mortgage broker and shops your loan with our investor network to find the program that fits.

Programs, guidelines, and availability change and are subject to credit, income, property, and underwriting approval. Nothing here is a rate quote, a commitment to lend, or a guaranteed timeline. Massachusetts Division of Banks, MB-1892568.

Frequently asked questions

Can I use a HELOC to build an ADU in Massachusetts?

You can use HELOC funds for that, if the line is approved. Permits, contractor timelines, and draw needs are your planning items. The line is based on current value and equity, not on the finished ADU.

Is the HELOC rate fixed?

HELOCs are usually variable after any introductory period. Call for today’s rate and terms. We do not post outdated rates.

Are there fees?

Application, origination, and annual fees are often $0 on this product. Some closing costs can still apply, and state recording taxes vary. Ask us for the full picture before you sign.

Do I need an appraisal for a HELOC?

Often not. Many files can use an automated valuation. Some properties or loan amounts still need a full appraisal.
