Investing in Massachusetts rentals
A DSCR (debt-service coverage ratio) loan qualifies the property, not your W-2. Underwriting compares the rent, from a lease or the appraiser’s market-rent estimate, to the full monthly payment. The Massachusetts three-decker is the classic DSCR property. Investors also buy 2-family houses, condos, and Cape seasonal homes.
How the DSCR math works
DSCR = monthly rent ÷ monthly payment (principal, interest, taxes, insurance, and HOA). If a rental brings in $2,400 and the full payment is $2,000, the DSCR is 1.2. Many programs look for about 1.0 or higher; some allow lower with more down payment or reserves. This example is illustrative, not a quote.
- Typically no tax returns or employment verification for qualifying
- Purchases, rate-and-term, and cash-out refinances
- Can often close in an LLC
- Long-term and, on some programs, short-term rental income
Where Massachusetts investors are buying
These are common rental markets our clients ask about. They are not recommendations. Every property has to pencil on its own numbers.
- Worcester: three-deckers and multi-family with steady rental demand
- Springfield and the Pioneer Valley: lower entry prices; college and hospital renters
- Lowell, Lawrence, and Brockton: 2–4 family stock that can pencil on rent
- Greater Boston: higher prices; condos and 2–3 family houses, mostly long-term
- Cape Cod and the Islands: seasonal rentals where towns allow
Massachusetts details that affect DSCR
Massachusetts requires short-term rental registration and taxes short-term rentals, and some cities add their own rules. Boston generally limits short-term rentals to owner-occupied homes, so a Boston investor DSCR file is usually built on long-term rent.

Frequently asked questions
Do three-deckers qualify for DSCR loans in Massachusetts?
Often. A three-decker is a 3-unit, 1–4 family property for most programs. Each unit’s lease or market rent is added up and compared to the full payment. Condition and legal unit count matter.
Can I use a DSCR loan for a primary residence?
No. DSCR loans are for non-owner-occupied investment property. If you will live there, look at bank-statement or conventional options.
Can I finance more than one rental at once?
Some programs allow multiple financed properties and closing more than one loan at a time when the investor allows it. Ask about your portfolio.
Do I need tax returns or W-2s for a DSCR loan?
Usually not to qualify. The property’s rent is compared to the payment. You will still have credit, assets, and reserves reviewed.
