DSCR vs. conventional investment property loans

Two ways to finance a rental, and when each one makes sense.

By James Forte, NMLS 16443 · Updated October 13, 2026

Short answer: Conventional investment loans qualify you on personal income and debt-to-income, and often price better. DSCR loans qualify on the property’s rent, skip tax returns for qualifying, and can close in an LLC, usually at somewhat higher cost.

When conventional often wins

W-2 or easy-to-document income, plenty of room in your debt-to-income ratio, few financed properties, and a borrower who does not mind tax returns.

When DSCR often wins

Heavy write-offs on your returns, a growing portfolio, an LLC closing, or a property whose rent clearly covers the payment. Short-term rentals may fit some DSCR programs where local rules allow.

We can price both. In Connecticut, Florida, South Carolina, and Texas we can fund either in-house; in New York, New Jersey, Massachusetts, Pennsylvania, and North Carolina we shop both with our investor network (in New York, loans are arranged through third parties). General information, not a rate quote, a commitment to lend, or legal or tax advice. All loans are subject to credit, income, property, and underwriting approval.

Frequently asked questions

Is a DSCR loan more expensive than conventional?

Often, yes. The trade-off is simpler income documentation and more flexibility. We can quote both on the same property.

Can I switch from conventional to DSCR later?

You can refinance a rental into a DSCR loan later if the property and rent support it, subject to underwriting.

Does DSCR count against my debt-to-income?

A DSCR loan does not use your DTI to qualify. A future conventional lender may still count the mortgage on your credit report.
