Talk to us about DSCR investor financing in Connecticut
Connecticut is home base. We work out of Ridgefield, so Fairfield County, the Danbury area, and the shoreline are neighborhoods we know street by street, and we work files statewide.

Investing in Connecticut rentals
A DSCR (debt-service coverage ratio) loan qualifies the property, not your W-2. Underwriting compares the rent, from a lease or the appraiser’s market-rent estimate, to the full monthly payment. Connecticut investors mostly buy 2–4 unit houses, the classic stacked “three-decker” style in Hartford and New Haven, single-family rentals, and some condos.
How the DSCR math works
DSCR = monthly rent ÷ monthly payment (principal, interest, taxes, insurance, and HOA). If a rental brings in $2,400 and the full payment is $2,000, the DSCR is 1.2. Many programs look for about 1.0 or higher; some allow lower with more down payment or reserves. This example is illustrative, not a quote.
- Typically no tax returns or employment verification for qualifying
- Purchases, rate-and-term, and cash-out refinances
- Can often close in an LLC
- Long-term and, on some programs, short-term rental income
Where Connecticut investors are buying
These are common rental markets our clients ask about. They are not recommendations. Every property has to pencil on its own numbers.
- Hartford: older two- and three-family houses that rent to long-term tenants
- New Haven: rentals near Yale and the hospital district, mostly multi-family
- Bridgeport and Waterbury: lower entry prices and 2–4 unit stock that can pencil on rent
- Danbury and Norwalk: steady rental demand from commuters and local employers
- The shoreline (Old Saybrook to Mystic): seasonal and short-term rentals where town rules allow
Connecticut details that affect DSCR
Several Connecticut towns have adopted or are debating short-term-rental registration rules. If the plan is Airbnb or VRBO, check the town first; a DSCR file built on short-term income depends on that income being allowed.

Frequently asked questions
Do older Connecticut multi-family houses work for DSCR?
Often. Age alone is not a knock-out. The appraisal and the rent support matter: condition, legal unit count, and market rent. Illegal or unpermitted units usually cannot be counted toward income.
What DSCR do I need?
Many programs look for rent that covers the full payment (taxes, insurance, and HOA included), often around a 1.0 ratio or higher. Some allow lower ratios with more down payment or reserves. It depends on the program.
Can I close a DSCR loan in an LLC?
Many DSCR programs allow closing in an LLC with a personal guarantee. Bring your formation documents and operating agreement.
How much down payment does a DSCR loan need?
Typically more than an owner-occupied loan. The amount depends on credit, the DSCR, the property type, and whether it is a purchase or cash-out. We quote that on the actual file.
