Investing in Texas rentals
A DSCR (debt-service coverage ratio) loan qualifies the property, not your W-2. Underwriting compares the rent, from a lease or the appraiser’s market-rent estimate, to the full monthly payment. Texas DSCR buyers mostly buy single-family homes, townhomes, and duplexes or fourplexes in the big metros.
Texas details that affect DSCR
Texas property taxes and homeowners insurance can be a large share of the payment and can push DSCR down. Austin and several other cities regulate short-term rentals. Investment-property cash-out is not subject to the homestead rules that apply to an owner-occupied home.
Where Texas investors are buying
These are common rental markets our clients ask about. They are not recommendations. Every property has to pencil on its own numbers.
- Houston: large single-family rental market; insurance and flood zones matter
- Dallas-Fort Worth: suburban single-family rentals and new construction
- San Antonio: lower entry prices with military and medical renters
- Austin: higher prices; short-term rentals regulated by the city
- Galveston and the Gulf Coast: vacation rentals with wind and flood coverage in the math
How the DSCR math works
DSCR = monthly rent ÷ monthly payment (principal, interest, taxes, insurance, and HOA). If a rental brings in $2,400 and the full payment is $2,000, the DSCR is 1.2. Many programs look for about 1.0 or higher; some allow lower with more down payment or reserves. This example is illustrative, not a quote.
- Typically no tax returns or employment verification for qualifying
- Purchases, rate-and-term, and cash-out refinances
- Can often close in an LLC
- Long-term and, on some programs, short-term rental income

Frequently asked questions
Do Texas homestead home-equity rules apply to a DSCR cash-out?
Generally no. Those constitutional rules are for a homestead. A DSCR loan is on a non-owner-occupied investment property. Do not claim a homestead exemption on the property you are financing as an investment.
Can I close a DSCR loan in an LLC?
Many DSCR programs allow closing in an LLC with a personal guarantee. Bring your formation documents and operating agreement.
How much down payment does a DSCR loan need?
Typically more than an owner-occupied loan. The amount depends on credit, the DSCR, the property type, and whether it is a purchase or cash-out. We quote that on the actual file.
What DSCR do I need?
Many programs look for rent that covers the full payment (taxes, insurance, and HOA included), often around a 1.0 ratio or higher. Some allow lower ratios with more down payment or reserves. It depends on the program.
