Investing in Florida rentals
A DSCR (debt-service coverage ratio) loan qualifies the property, not your W-2. Underwriting compares the rent, from a lease or the appraiser’s market-rent estimate, to the full monthly payment. Florida DSCR buyers look at single-family homes, condos, condotels, and vacation rentals. Non-warrantable condos and condotels may fit some programs.
Florida details that affect DSCR
Florida’s post-2022 condo safety laws (milestone inspections and reserve studies) have made some condo buildings harder to finance and can lead to special assessments. Insurance and flood premiums can also push a property’s DSCR below where it needs to be. Price it with a real insurance quote.
Where Florida investors are buying
These are common rental markets our clients ask about. They are not recommendations. Every property has to pencil on its own numbers.
- Orlando and Kissimmee: vacation rentals near the parks where zoning allows
- Tampa, St. Petersburg, and Clearwater: long-term rentals and beach-area short-term rentals
- Jacksonville: lower entry prices and steady long-term rental demand
- Miami, Fort Lauderdale, and Palm Beach: condos and higher-priced single-family rentals
- Southwest Florida (Fort Myers, Cape Coral, Naples): seasonal rentals, with insurance and flood costs in the math
How the DSCR math works
DSCR = monthly rent ÷ monthly payment (principal, interest, taxes, insurance, and HOA). If a rental brings in $2,400 and the full payment is $2,000, the DSCR is 1.2. Many programs look for about 1.0 or higher; some allow lower with more down payment or reserves. This example is illustrative, not a quote.
- Typically no tax returns or employment verification for qualifying
- Purchases, rate-and-term, and cash-out refinances
- Can often close in an LLC
- Long-term and, on some programs, short-term rental income

Frequently asked questions
Can I finance a Florida condotel or non-warrantable condo with DSCR?
Some DSCR programs allow non-warrantable condos and condotels when the building meets the investor’s overlay. Building reserves, inspections, litigation, and insurance are reviewed closely in Florida.
Can I finance more than one rental at once?
Some programs allow multiple financed properties and closing more than one loan at a time when the investor allows it. Ask about your portfolio.
Do I need tax returns or W-2s for a DSCR loan?
Usually not to qualify. The property’s rent is compared to the payment. You will still have credit, assets, and reserves reviewed.
Can I use a DSCR loan for a primary residence?
No. DSCR loans are for non-owner-occupied investment property. If you will live there, look at bank-statement or conventional options.
Are you a broker or a lender?
In Florida, Forte Financial is a licensed direct lender: we can fund your loan in-house, or shop it with our investor network if another investor fits the file better. Florida Office of Financial Regulation, Licensed Mortgage Broker, MBR-3524.
