Investing in New York rentals
A DSCR (debt-service coverage ratio) loan qualifies the property, not your W-2. Underwriting compares the rent, from a lease or the appraiser’s market-rent estimate, to the full monthly payment. In New York, DSCR buyers mostly look at 2–4 family houses, single-family rentals, and condos. 5–8 unit buildings may fit some programs.
Where New York investors are buying
These are common rental markets our clients ask about. They are not recommendations. Every property has to pencil on its own numbers.
- Buffalo and Rochester: lower purchase prices and multi-family stock that can cover the payment on rent
- Albany and the Capital Region: steady demand from state government, hospitals, and universities
- The Hudson Valley: single-family and small multi-family rentals; some weekend-rental demand
- Long Island: higher prices, long-term rentals, and East End seasonal rentals where towns allow them
- Queens, Brooklyn, and the Bronx: 2–4 family houses rented long-term
How the DSCR math works
DSCR = monthly rent ÷ monthly payment (principal, interest, taxes, insurance, and HOA). If a rental brings in $2,400 and the full payment is $2,000, the DSCR is 1.2. Many programs look for about 1.0 or higher; some allow lower with more down payment or reserves. This example is illustrative, not a quote.
- Typically no tax returns or employment verification for qualifying
- Purchases, rate-and-term, and cash-out refinances
- Can often close in an LLC
- Long-term and, on some programs, short-term rental income

New York details that affect DSCR
New York City’s short-term-rental law (Local Law 18) requires registration and generally limits stays under 30 days to hosts who are present. A New York City DSCR file is usually a long-term-rental file. Upstate and Long Island towns set their own rules.
Programs, guidelines, and availability change and are subject to credit, income, property, and underwriting approval. Nothing here is a rate quote, a commitment to lend, or a guaranteed timeline. Forte Financial is a Registered Mortgage Broker, New York Department of Financial Services, RMB-208870.
Frequently asked questions
Can I use Airbnb income for a DSCR loan in New York City?
Usually not as the primary plan. New York City’s registration rules sharply limit whole-unit stays under 30 days, so most city DSCR files are qualified on long-term lease or market rent. Outside the city, short-term income may be usable where the town allows it.
Do I need tax returns or W-2s for a DSCR loan?
Usually not to qualify. The property’s rent is compared to the payment. You will still have credit, assets, and reserves reviewed.
Can I use a DSCR loan for a primary residence?
No. DSCR loans are for non-owner-occupied investment property. If you will live there, look at bank-statement or conventional options.
Can I finance more than one rental at once?
Some programs allow multiple financed properties and closing more than one loan at a time when the investor allows it. Ask about your portfolio.
